Our reports are detailed and comprehensive. With all deposits now protected by Government schemes, it is very likely that the only way you will be able to claim any deductions from deposits is with a professional independent inventory and check in/out. Courts prefer inventories prepared by independent parties.

We use the latest technology meaning we can get the reports to you much quicker than the traditional method of using a dictaphone. We use iPad’s to produce our reports and the latest software to manage client inventories.

Why is an Inventory Needed?

A professionally drawn up inventory will protect you from any unwarranted disputes by the tenant at the end of the tenancy. If there is an incomplete, outdated, or even worse no inventory then you will have no evidence of what the property was like at the start of the tenancy. It is considered that the landlord is likely to be more biased when drafting an inventory on their own property. Clarity is the key to this exercise. It is important the the tenant has fair opportunity to make relevant response to the condition of items at both at both the start and finish of the tenancy and that every effort is made to reach agreement between the parties and thus the clarity of the document.

What is a Check In?

A Check In should take place on the day that the tenancy starts. The report is compiled from the Inventory and is updated on the day. New overall room Photographs are taken as well as any detailed photographs showing the defects within each room. White goods are photographed regardless of any defects. The tenants are greeted and walked around the property. Photographs of the utility Meters are taken and Meter readings are recorded. Keys are logged and Photographed. A Level of Cleanliness is recorded, and all Smoke detectors and Carbon Monoxide alarms are tested. A Check Out Should be booked for the day the at the Tenancy Ends. The Tenants are required to have completely moved out and left the property in the condition to which it was received. The tenant hands the correct keys to the Inventory Clerk and a report of any changes between Check In and Check out are recorded based on the Original Check In Paperwork.
